Elvira is looking for someone to help her continue with her development. She is prepared to offer a percentage of the freehold and the business. This will give the investor an immediate realization of his investment, as well as excellent potential returns.

She needs $300,000 to complete Stage 1 of the project; in return she is offering a 35% share of the property and business. She has 79acres only 10klms from Katherine in the Northern Territory of Australia. Stage 1 will utilize only 2.5acres of the property leaving plenty of room for further development.

Once completed, Elvira’s Paradise will be uniquely positioned in the market place. The first Tourist Park when entering Katherine, in a flood free zone, with a quality of accommodation and décor not seen in Katherine or even the Northern Territory. Presently there are 7 Parks catering to the tourist and 5 locations with Hotel or Motel style accommodation, all of which are full during the tourist season.

The Motel style accommodation available in Katherine is all the same, one could say generic. Elvira’s Paradise will be providing Bali style accommodation, quality timber buildings and furniture; décor that is pleasing to the eye, a spectacular swimming pool and beautiful well maintained gardens.

There is a dire need for another caravan park in Katherine as the existing parks are booked out; some by up to a year in advance, and the motels have an excellent occupancy rate of 90% for the tourist season. The mining industry is booming in the area, so even the low season will begin to show high occupancy rates, once the next 2 mines have commenced full production.

Do your research, have a look at Tourism trends for Australia, especially in The Northern Territory. Tourism NT, the marketing body for Tourism in the Northern Territory says that the NT had 853,000 overnight visitors and holidaymakers for the year ending March 2008. Most of these visitors travelled through Katherine, nobody comes to the NT without a visit to its Capital City, Darwin, and if you don’t fly into Darwin, that is if you drive, or travel by bus or train, you have to pass through Katherine.

The greatest opportunity we have is the commencement of the 2 new mines in the district, should we be successful in the tendering process, we will have an immediate need for more accommodation facilities. The mines have an expected lifespan of at least 10yrs and will pay for the accommodation of its miners whether there is a tenant or not, and this is 7 days per week 52 weeks of the year.

If you ever meet Elvira Loquias you will see that she is a unique, determined and ambitious woman, she has a heart of gold and helps anyone who asks. Should you decide to become and investor with her, not only will you be getting excellent capital growth and returns, you will also be helping an unforgettable lady achieve her dream.

As I hinted before, I have been thinking about this for a while. This series is going to be about taking some discrete pieces of what makes a modern day investment bank, making a choice about how that part would be setup under DJT's tyrannical rule, and stating the case for setting things up that way. Here are some example topics:

Risk management and organization surrounding risk management

Business mixes and core competencies

Management structure and other nuances of configuring management roles

Proprietary trading / risk taking

Technology

Operations and support roles

Ownership / corporate structure and other things (owned by a bank or not, for example)

Deciding on what, if any, presence in consumer markets should exist

Compensation

Culture and approach to H.R. and other people issues

Reviews and performance management

Anything else that comes to mind

I think that feedback on other areas or how to group these would be interesting to receive. The first one of these issues I think should be tackled is technology. It's a topic I have thought a lot about and is extremely important in figuring out how day-to-day operations occur. I hope to have this up shortly. I have lots of skeletons of these entries written about, and more thoughts, so hopefully this series will have a lot of meat to it soon.

That's what RBC Cash Index says.

Confidence is down, down, down. Fear is up, up, up. Apparently, Americans are lining up with the latest news of economists. Bleak economic times appear to have become self-reinforcing. 18 per cent think their local economy will strengthen in the next six months. Who they polled is certainly a question. Regardless, if you listen to the latest round of economic predictions, the bad news is expected to run through almost 2010 without any economic reprieve.

Crunch is up and finances are down because the world has come to rely on credit to do business instead of the generation of real profits or earnings in the business world. During tough times, even the hardiest firms have to look hard at the brass tacks of any purchase. Most Americans aren't involved in any of this speculation. They live in the real world of constrained budgets and impinging joblessness. Wall Street is having another round of bear as reality continues to hit home. There is always hope. Wall Street is still working on a new cash machine as they prepare for a new European Union stock exchange. One can always hope.

SOAPBOX
When it comes to finding domestic bliss, follow your head, not your heart
By Yen Feng

WITH the cooling property market, I thought it would be the perfect time to cash in on a modest, entry-level home.

After three months of searching, I have had an epiphany: Buying an apartment is a bit like shopping for a partner.

Cue: Sweet-faced real estate agents who, like pushy matchmakers, will spin such tales of domestic bliss as to leave you giddy.

'Aiyoh, this one so beautiful, high floor and north-facing,' one purred.

Yet another: 'Very hot right now, that one, better book first - yes, sure you will be satisfied for long, long time.'

I was not sure at all.

But even if I were, I could count on family and friends to help with my indecision.

I learnt to identify 'flaws' I did not know I even cared about.

Musing about one development in Balestier, my sister sagely intoned: 'Aren't you worried that it has a small pool?'

Whether it is a house or a spouse, committing to a long-term relationship can be a big undertaking.

There are bank accounts to balance, loans to compare, and goals to consider: Does owning an apartment with a 30-year mortgage factor into my life in the long run?

These are especially important for youth, who typically rely more on gut instinct than Excel spreadsheet-styled pragmatism, never mind their weak budgets.

Three months ago, I was the model young house-hunter - all youthful passion, no sense of perspective.

I wanted to buy the first apartment I saw, a dingy triangular studio along Jalan Besar, a few streets away from the lure of call girls and neon-lit karaoke lounges.

'It's a triangle!' my mother wailed. 'Bad fengshui!' (She did not seem to worry as much about the location.)

But, I reasoned to myself, it is cool and funky.

Yes, my criteria for signing away tens of thousands of dollars in savings were summed up in those six words.

Thankfully, I think differently now.

Before putting down the 10 or 20 per cent commitment dowry, there are a few questions I ask myself:
- Is it near an MRT station?
- What is its average transacted price per square foot in the last 12 months?
- How much do other units in the vicinity cost?
- Would anyone rent or buy it if I needed the money?
- Will the area be developed in the immediate future?
- And of course - is it regular-shaped?

The bottom line is this: You would not marry a person without first checking out his or her history (Any criminal record? Bout of the crazies in the last 10 years?); you would not pledge forever to someone if the person is unlikely to share your values and hope for the future.

A good fit needs time to discover, a sound plan to ensure a worthy rate of investment return.

Anyone can fall in love in a minute - building a home, however, requires a little more time and effort. I have not found my perfect apartment yet, but I know I will if I am patient.

When I finally put my name on the dotted line, one thing is for sure: Romance can take a backseat to a good rental yield.

Optimistic outlook for Asia-Pac market, says DTZ report
By ARTHUR SIM

(SINGAPORE) Institutional investors are seeing some property yield spreads over 10-year bond rates widen globally but DTZ Research believes the correction in real estate markets has some way to go.

According to a recent DTZ Research report, Money Into Property, the yield spread over the local 10-year bond rate in Singapore increased by about one percentage point in the first quarter of this year on a year-on-year (yoy) basis to just under 4 per cent, and is higher than that in China and Japan, which both have yield spreads of under 3 per cent.

While the high yield spread implies growth potential and profitability in the real estate investment market, DTZ Research did add, however, that Singapore is not immune from the weakening global financial market outlook, with investors becoming increasingly cautious.

DTZ executive director and regional head for consulting and research Ong Choon Fah said: 'With prospects for capital growth limited, investor focus has returned to occupier fundamentals.'

In Singapore, DTZ says that rentals for prime office space in Raffles Place grew 1.1 per cent quarter-on- quarter (qoq) to $19 per square foot per month in the second quarter of this year.

In the Shenton Way/ Robinson Road/Cecil Street area, average rentals in Q2 increased 2.6 per cent (qoq) to $11.80 psf per month. In the HarbourFront area it's up 5.3 per cent (qoq) to $10 psf per month.

Rentals in Marina Centre and Orchard Road were flat at $15.50 and $13.50 psf per month respectively.

DTZ said that the supply crunch in the Central Business District will ease from 2010 with potential supply of new office space from the second half of this year to 2013 estimated to be 12.1 million sq ft.

Already, the average islandwide occupancy in the second quarter of this year has dipped slightly by 0.2 percentage point (qoq) to 96.9 per cent.

Average occupancy of office buildings in Raffles Place and Marina Centre dropped 0.3 and 1.2 percentage points to 97.4 and 98.6 per cent respectively.

Still, DTZ believes that the outlook for Asia Pacific is relatively optimistic, supported by the occupier market and improving investment access.

'Globally, we expect investment transactions to be around US$500 billion in 2008, down 30 per cent on 2007. This shift reflects weakness over the first half of 2008 and a relatively modest pick-up thereafter, which is likely to be driven principally by the Asia Pacific market,' added Mrs Ong.

Increases in yield spreads were greatest in Europe with the UK seeing the biggest year-on-year rise of almost 2 percentage points in Q1 2008 to just under one per cent.

DTZ notes that the rate of fall in capital values has been slowing in recent months in the UK, so that while investment returns remain in negative territory, some improvement has been evident.

According to DTZ estimates, investment transactions in the UK appeared to stabilise in Q1, with the market's relatively sharp repricing beginning to attract foreign-equity-based investors, notably German funds.

At the same time, DTZ said an increasing number of new opportunity (or 'vulture') funds have been set up to pick up distressed assets in the UK market at bargain prices, while sovereign wealth funds are also waiting in the wings.

Apart from pricing, a host of factors are critical in their launch decision
By KALPANA RASHIWALA

Apart from pricing, a host of factors are critical in their launch decision
By KALPANA RASHIWALA

(SINGAPORE) The recent spurt of purchases at projects like Nassim Park Residences, Dakota Residences and Clover By The Park, has got many industry players preparing for possible launches to ride the current buying wave.

The decision on whether to launch a project now is a tricky one. A host of factors have to be weighed - not just pricing, location and the product, but assessing the depth of demand in the particular neighbourhood or micro-market where a condo is located, how many projects have been launched in the area over the past few years, and even the buyer profile in earlier projects.

The ability to price projects attractively - from 7 to 25 per cent lower than market expectations 12 months ago - has been a critical factor in drawing buyers at recent launches.

An increasingly important factor is the prices at which earlier projects in the area had been sold in the past couple of years. Given the run-up in prices, some buyers in earlier projects may unload their units at prices below what the developer of the latest project in the area may be gunning for.

In fact, in at least one project in the Newton area, the developer is said to have started facing competition from earlier buyers in the same condo seeking to unload their units.

Keppel Land is still marketing the remaining units at Park Infinia at Wee Nam and its asking price is understood to be $1,400 to $1,800 psf. Earlier buyers in the same project are offering their units just a tad lower. KepLand first released the project in 2005 at prices well below $1,000 psf on average. So when the project received Temporary Occupation Permit a few months ago, earlier buyers were in a position to undercut the current price and still reap a nice profit.

So studying the extent of competition from secondary market deals is a vital part of the homework developers and agents have to do before deciding on any launch. 'Supposing you're a developer and your upcoming condo launch will be the fourth project to have been released in a particular location in the past two years and buyers in the earlier projects bought their units for, say, $800 psf average and your breakeven cost is around $900 psf, you could be in a difficult position if you need to launch today,' a seasoned industry player says.

'If a substantial number of buyers in the earlier projects bought for investment rather than owner occupation, they may consider leasing the units when the project is completed - and rental yields could be pretty attractive today based on the investors' purchase price - or they may decide to cash in their units for a profit. That could spell competition for the developer launching a new project in the area,' he added.

Frasers Centrepoint Homes chief operating officer Cheang Kok Kheong says: 'The supply-demand pattern in the particular micro-market must be suitable for the project a developer is targeting to launch.'

'There may be pent-up demand in a location that has not seen any new projects launched in the past few years,' he adds.

A case in point would be Sim Lian's Clover by The Park condo in the popular Bishan area, near Catholic High School, which has sold over 200 units since it was released on June 25 at an average price of $750 psf. By some agents' reckoning, a project like that could have been priced at $800-850 psf on average about 12 months ago.

While many in the industry have lauded Clover's 'success', Credit Suisse's property analyst Tricia Song finds the response wanting. 'Given that the pricing is relatively attractive for a popular suburb that has not seen any new projects in years, we think the take-up is disappointing and is reflective of the cautious sentiment even among upgraders,' she said in a June 30 research note. 'If we exclude the 100 units that were sold during a private preview (on June 25) take-up has visibly slowed...'

Perhaps this reflects a smaller demand pool these days, in the absence of speculators and fewer foreign buyers.

As Knight Frank managing director Tan Tiong Cheng says: 'I think everybody's very cautious about whether they should or should not launch - and at what price levels. You don't want to start something that will run out of steam because it's priced too high or the demand pool just isn't big enough.'

DTZ executive director Ong Choon Fah notes that the recent home-buying spurt was created by developers releasing new projects in attractive locations at lower prices than initially expected. 'However, once a developer has started selling a project at a certain price, it becomes trickier to reduce the price as this thencreates a problem of dealing with earlier buyers who paid the higher price.' The stakes are indeed high for developers to get the timing and price right for their launch.

Any precious metal investor before he/she buys gold or silver coins or bullion has to learn to separate truth from hype, and to discern what is a good price for their investment. Today we look at one such myth all investors must be aware of.
Many precious metals sellers actively promote (or at best, choose to actively ignore) many widespread myths and misunderstandings regarding the purchase of precious metals, like gold, silver and platinum. In general, these misconceptions and falsehoods foster the public notion that the government may yet again "call-in" or confiscate gold as it did in 1933, and that requiring purchases of precious metals to be reported are a major prelude to confiscation. When such unfounded fears in run rampant in the minds of precious metal investors, unscrupulous precious metals firms can sell larger volumes of expensive (and often overpriced) gold and silver coins, and ingots.

Investors who believe those stories will invariably pay too much for, or buy the wrong coins. And that is certainly something at any savvy investor should avoid, or at least be wary of.

Res ipsa loquitur: Latin for the thing speaks for itself and also known as a different way of saying

Res ipsa loquitur: Latin for the thing speaks for itself and also known as a different way of saying than actions speak louder than words. Cliches like that exist because they tend to be true. If you look at government programs targeted for children and youth in American society, there is no exception. No Child Left Behind (NCLB) purports to give each child access to a quality education. In reality, it forces school closures, subjects students to needless high-stakes testing, and actually lowers the quality of education.

The video below is a preview of a new HBO documentary into NCLB's impact in one inner-city school.

Comprehensive sex education rather than abstinence-only education might have prevented 17 students in Massachusetts from becoming mothers before their 18th birthday. Childhood obesity continues to compromise the health of children, putting them at risk for heart disease, Type II diabetes and other disorders. However, many schools continue to serve unhealthy foods during lunch and keep the vending machines stocked with sugar-laden snacks and beverages. School systems have continued to cut back or virtually eliminate physical education from schools.

Ensuring children's welfare is one of the most paramount interests of government. While they are children, parents provide them food, shelter, clothing and many other things that contribute to our consumer-based economy. From an economic standpoint, they are the future workforce. From a moral standpoint, children should be protected because they can not protect themselves.

Political ideology should not affect policy decisions related to children´s welfare. Many of the conservative Republicans currently in office are to blame of the consistent budgetary cuts that have taken place. They have managed to politicize an issue which objectively should not have any opposition. Why should children be punished with hunger if their parents lose their job while the economy is in a recession? How do you turn down health care coverage for children whose parents work but make too much more for Medicare but too little for private health insurance coverage?

If the government actually values children and youth, why isn't it doing more to protect them? Why doesn't the government invest in their continued wellbeing? Why is there political opposition to the creation of a safety net?

Borneo Post Online
.
BANGKOK: Thailand yesterday urged Malaysia’s oil company Petronas to further expand its presence in the Kingdom by investing more in the oil and gas sector, Deputy Prime Minister Somchai Wongsawat said.

Expressing the government’s satisfaction with Petronas’s venture so far, Somchai said there was scope for expansion, especially through joint development projects in the Southern Thai region where gas could be delivered to Malaysia more easily.

“The current joint venture between Petronas and PTT have benefited both countries. Hopefully, they can work together to explore opportunities elsewhere,” he said after presenting Petronas scholarships to 10 Thai students to pursue their higher education at Universiti Teknologi Petronas (UTP) in Tronoh, Perak. Also present were Malaysian ambassador to Thailand Datuk Shaarani Ibrahim, Petronas country manager Abu Bakar Salleh and Petronas retail (Thailand) chief executive officer and managing director Mohd Aidnil Abdul Razak.

Already, Petronas, which has operations in 32 countries, has sponsored 49 students to study at UTP and this would the sixth batch, bringing the number of foreign students there to over 400 from 19 countries.

The students are from Songkhla, Bangkok, Yala, Narathiwat and Pattani.

Petronas and Petroleum Authority of Thailand have jointly developed the Joint Development Area (JDA), costing US$800 million and one of the biggest investments in southern Thailand.

It involves onshore and offshore pipelines that transport gas from the JDA to the GSP before being transmitted to the Peninsular Gas Utilisation (PGU) pipeline at Changlun in Kedah, Malaysia.

In 2004, Petronas entered the retail sector when it bought out the entire retail business of Q8 from Kuwait Oil and currently has about 118 stations nationwide.

Somchai, however, said many companies are holding back their investments in

Thailand due to the current political uncertainty, especially in view of the ongoing street demonstrations held by anti-government protestors.

“Many companies keen to invest or expand their operations. But they are taking a wait and see approach due to the problem caused by the demonstrators,” he said.

Shaarani, in his speech, said Petronas’ generosity in extending financial assistance would go a long way in helping the needy and deserving students to build a brighter and better future through education.

“Petronas contribution to the educational development in Thailand will certainly enhance the existing strong relationship and friendly ties between the two countries” as well as in areas such as employment and entrepreneurship.

Despite the prevailing uncertainty in the oil industry, the PTT Group of Thailand is pushing ahead with its investment plan in the Philippines, a company official said over the weekend.

Siripong Phoungpaka, PTT Philippines Corp. president, said they would be interested to bid for the government‘s 40 percent stake in Petron Corp. should the state-owned firm decide to sell it. “If government will still want to sell its part via bidding, we will join,” Phoungpaka said.

On the company’s planned investment in the petrochemical business, he said they are still discussing it. “We’re still working on that. They are doing due diligence. We may conclude talks in the next few months,” he said.

He said they are also pursuing the planned investment in the proposed gas pipeline projects. “We are still interested in Batman (Batangas-Manila) 1 and (Bataan-Manila) 2,” he said.

The group earlier signified its interest to invest as much as $400 million in the country’s petrochemical industry.”

Such an investment will be part of the short to medium-term expansion plan of the PTT group in the country.

Aside from the $400 million earmarked for the petrochem industry, he said they are also considering investing up to $700 million for several natural gas projects.

The PTT official, however, pointed out that all the expansion plans on petrochem and natural gas industry are still in the planning stage. “

Investing in Forex is an art. Like all art needs to be patient, know the instruments, put our dedication, study, learn and make transactions with an appropriate attitude.

All those who think that the exercise of investing in Forex is a gamble as to the fate not know the currency market nor know anything about what it means to invest.

Image via Wikipedia

Investing in Forex is an art that involves making and take into account such things as: study the market where it invests, knowing and applied a disciplined investment strategy, knowing very well with regard to investing capital account, understand the language of the platform operation that is used, namely understand various economic indicators, namely to control our emotions to the point of not competing with the realities that we are market prices, namely taking calculated risks, know the stories of behavior currencies and the factors influencing in them, learn to recognize mistakes in time and learn from them, among many other things.

Importance of knowing the key market factors.

Among the important points to keep in mind who aspires to invest in Forex should know that the market is influenced by external factors such as political movements, speculation, interest rates, economic policies that assume the countries head of a coin The economic facts relevant to the currency - as increase in exports of certain product significant decline in interest rates, bank major movements, etc. - with news marked influence on the overall value of a currency, and so on. All these factors are facts of reality that influence the price of a currency. These have been technically called fundamental factors.

As a result of knowing that the market is driven by events like these, many people choose to invest in Forex strategy as the so-called “Critical Analysis”. In this strategy the investor’s Forex reports on major market movements and anticipate the behavior of the currency as removing it from their profits, either with purchase orders or sales orders.

When someone does not know what it is to invest in Forex, it is very easy to misunderstand the fundamental factors affecting the market. So many times when there is a major news item in the market for the sale of a currency is possible for the inexperienced investor makes an operation against the tendency to mark the currency. This factor is one that makes many people are discouraged from investing in Forex.

Importance of knowing the technical market factors.

The market also has a number of elements that we must learn to invest in Forex properly. Factors such as lines of resistance and support the story of a currency within a certain time are vital to making decisions regarding the conduct of a currency. The points of resistance and support are the top where it has found the price of a currency within a specified period of time. These points are very important because in most cases a point of resistance or support either interpreted tends not to be exceeded and the currency tends to change once the trend is up. There are other important factors as the rudiments of basic analysis of graphs and understanding of them.

In this kind of factors have been called “technicals” and based on these factors, some investors prefer to use the strategy of “Technical Analysis” to operate in the market. In this strategy the investor Forex takes into account such factors, identifies graphics, makes comparisons, look at different indicators and thus provides an operation with which seeks to anticipate market movements.

It is possible that the misinterpretation of the graphs to invest in Forex investors do disadvantageous operations. This is a common mistake to invest in Forex, as the technical analysis requires discipline and study. You must have a clear idea of what is being done to reverse this strategy. There has been plenty of talk lately about how the nation's largest banks and securities firms are looking to shed some of their assets. Citibank is one international bank holding company hungry for capital at any cost to investors.

To avoid hurting shareholders, banks and securities firms, facing escalating loan losses and pressure from federal regulators, are increasingly considering asset sales as a means to raise cash. The result has been a fire sale of rumors and behind the scenes chatter.

For the possible investor, you can bet that banks aren't cutting into truly productive muscle. This provides a problem, not only for banking accountability, but for the reality of decent investment material. The market is definitely one of "let the buyer beware".

Why are the banking firms letting the behind the scenes rumors out the door? That is part of the game. There are few qualified buyers out there. Bankers want the buyers to come to them first. Perhaps they can grub out a few more dollars for their precious assets.

Developments since then have, however, put Latin America prominently on the investment globe. So much so, while most fund houses in India are reluctant to launch any new equity scheme following the market meltdown, ING Investment Management erstwhile ING Vysya Mutual Fund has offered to diversify and invest in that part of the globe.
SINGAPORE - Singapore’s booming residential property sector is finally showing signs of coolin

SINGAPORE - Singapore's booming residential property sector is finally showing signs of cooling but projects including the two integrated resorts developments should underpin long-term prices, analysts say.

The market was described by real estate giant Jones Lang LaSalle as the world's hottest in 2007, when the city-state's property prices surged 31 per cent overall.

But this year the sector has not escaped wider concerns over a US-led global economic slowdown and inflationary pressures.

Private home prices rose 0.4 per cent in the second quarter, the slowest increase in four years, the government's preliminary figures showed last week.

The second-quarter rise was also much slower than the 3.7 per cent increase recorded in the previous three months but prospective buyers waiting for huge bargains may be disappointed.

Property analysts say prices are likely to fall further in the third quarter but experts rule out massive declines because of the multiplier effect from two multi-billion-dollar gaming resorts now under construction.

Housing demand is expected to pick up when the first integrated resort opens next year, employing thousands, said Chua Yang Liang, head of Southeast Asia research with Jones Lang LaSalle.

Some of the workforce for the resorts will likely come from foreign countries, creating possible demand for housing, he said.

"To staff these people, you need housing so there will be a potential effect," Chua told AFP.Foreigners currently make up more than 20 percent of Singapore's 4.6 million population.

The Marina Bay Financial Centre, a new financial district under construction which will also feature luxury apartments, should also underpin the market in the longer term, analysts said.

Tan Huey Ying, director for research with Colliers International real estate consultants, said prices are not about to spiral downwards even though second quarter figures indicate the residential property market may have peaked.

"Singapore's positive mid-term prospects on the back of the completion of the two integrated resorts and the Marina Bay Financial Centre will help to prop prices up," said Tan.

Values may hold, or decline by no more than three percent, in the third quarter but overall for 2008 home prices could still rise four to eight percent, said Tan.

Analysts from DTZ real estate consultancy said buyers are still interested in project launches.

"Some residential projects are enjoying sell-out status while others are being well received," said Margaret Thean, DTZ's executive director for residential.

Government approval for the two intgrated resorts in 2005 was one of the major factors behind the revival of Singapore's property market, which had been stuck in a rut stemming from the 1997 Asian financial crisis.

Efforts to woo wealthy foreigners to take up residence in Singapore, along with an all-out bid to attract skilled foreign migrants, also drove the property market revival, analysts said.

The rebound left many expatriates struggling to cope with soaring rents which in some cases doubled over the past year.

David Van Knapp
Recently, have you run across a growing number of references to the virtues of being

David Van Knapp

Recently, have you run across a growing number of references to the virtues of being a "committed" investor instead of a "speculative" trader? I know that I have.

Here is a typical statement: "You cannot succeed if you trade a lot. You can only succeed by being an actual investor. You must realize that by owning a share of stock, you are in fact a partial owner of a real business. No business owner wants skittish investors. Corporations want committed, interested investors who are going to look to the long term, support the company through thick and thin, and not sell the stock at the first sign of short-term problems or bumps in the road."

Well. As they say in The Godfather, "It's business, not personal." Let's look at a few facts.

First, many of the points in the statement above are true. If you buy a share of stock, you are, in fact, part owner of the business. Corporations generally would prefer committed, long-term shareholders. A long-term view does look beyond mere bumps in the road.

But other ideas are false or misleading. For one thing, many active traders are, in fact, successful. You can succeed or fail if you trade stocks. It is probably true that the majority of hyperactive individual traders do not beat the market, but that simply means they have faulty strategies, or that they execute their strategies poorly, or both. Many traders do beat the market, handily and consistently. Poor traders are often people who have insufficient knowledge, don't do their homework, do not have a strategic approach that suits their goals and personality, and are impatient.

The "trading versus investing" dichotomy sets up a false premise, that there are only two ways to participate in the market, by being a "buy and holder" or by being a "trader." "Trader" often carries a negative connotation while the "investor" wears a halo (as in the quotation in the second paragraph of this article).

Where does one cross the line from being a "trader" to an "investor"? Must you only buy--but never sell--to be an investor? If I turn my portfolio over ten percent per year, does that make me a trader? Twenty percent? One hundred percent? If I buy a stock and then sell it ten days later because its CEO just got indicted, does that make me a trader rather than an investor? Or does it make me a smarter investor? If I hold most of my stocks at least a year, does that make me an investor? Three years? Five years?

The fact is, there are places all along the spectrum between the extremes of "buy and holder" to "trader." It does not advance the analysis to force any person into one category or the other. And reckless investment decisions are not limited to traders. Sometimes the most reckless thing you can do with an investment is hold onto it. The dot.com bubble proved that.

To me, the most sensible approach to being an investor is to establish a set of rules and principles that are intelligent and fact-based, and then execute them according to plan. Every so often, take a step back to re-examine your goals and strategies to see whether they still make sense. So I take a long-term view, but that sometimes leads to short-term activity. There is no logical contradiction in that.

The net result is that the Sensible Stock Investor holds some stocks for a relatively short time (measured in days or weeks) and other stocks for years. What label should be put on that? I would suggest a label like "sensible." Or "buy-to-hold," meaning that the intent when purchasing a stock is to hold it for a long time, but that I will sell it when it stops achieving the goals I set for it. The main goal is to follow Warren Buffet's Rule #1, "Don't lose."

From the corporation's point of view, what I (as a small investor) do with my shares of stock is irrelevant. Owning a tiny share of a business is not the same thing as having an influence on the business. If I buy 100 shares of AT&T, I own .00016% of the business. My ownership of those shares gives me zero control over how the business is run. I don't have a seat on the Board, and management doesn't listen to anything I say.

Now if I were just starting out my own business, and I had five angel investors, of course I would want them to be committed to my business, stand behind me, and not pull their investments out at the first sign of trouble. They would want me to do well, and they would recognize that the best chance for me to do well is for them to help me.

But with a large public corporation, the trading of their shares in the stock market does not affect the running or financial foundation of the corporation in the slightest. The corporation got its capital at the IPO, via secondary offerings of its stock, or by borrowing. If you and your neighbor trade the shares back and forth, the corporation isn't affected and shouldn't care. There is nothing morally virtuous about being a buy-and-holder. Trading is morally neutral. The question whether to trade or not is a business decision that you make for your own purposes, pure and simple.

Each party in a stock trade acts in his or her best interest as each perceives it. It is true that many investors who trade a lot, or who react emotionally to short-term "noise" in the market, do worse than others who hold their investments longer. But so what? That does not mean that you have to make those mistakes. Neither approach is inherently better than the other.

The fact is, "investing" is the buying of a security. Or, to quote Buffett again, "Investing is laying out money now to get more money back in the future." No more and no less. If my security serves my purposes for a long time, I may well hold it for a long time, for years. But if the security fails to meet my reasonable expectations for it, or if the corporation that issued it screws up and starts to hurt me, I owe no obligation to continue to hold that security. I can sell it and look for a better place for my money. In fact, my fiduciary duty to myself demands that I do so.

There are characteristics (psychological and technical) within the complete cycle of an equity marke

There are characteristics (psychological and technical) within the complete cycle of an equity market that are repeated regularly. I have paraphrased Mr. John Train’s interpretation of these markers here: Starting the cycle at the top, everyone says: “Things are great! The price of [fill in the blank] can only go up.” This is true for a while, but, eventually, the bubble bursts. “It’s too soon to sell.” Stocks are falling, but people hope that they’ll be a rebound. Quite often there’s a , bear trap rally after the real top, which ends a bit lower than the previous high. That’s the last chance to exit. The slide begins. Popping an investment bubble is violent. And, remember, all the way down, stocks look cheap as analysts are slow to downgrade earnings. The decline becomes precipitous as more negative data arrives. The bullish predictions of a few months ago turn negative. The cry becomes: “It’s OK to sell.” The market tumbles. Some stocks are off 30% from their highs. The cry becomes an outright “Sell!” Eventually, everyone is in despair: “All is lost!” The news is terrible. Some overblown stocks lose 20% in a week. The weak holders can’t stand it anymore. They capitulate. Sometimes there’s a “selling climax”. A bear market’s bottom is rarely a single downward spike, but a double one, with the second bottom getting less attention than the first. Finally, though, everything has been dumped. The market is sold out. But there’s always new money coming in, so, on low volume, the market starts to inch back up. Fabulous bargains are everywhere, but investors are paralyzed. “Don’t talk to me about the market,” they wail. After a few months, as the advance continues, the cry becomes: “Maybe the worst is over, but it’s too early to buy.” Actually, it’s a fine time. Many stocks will double from this level. After more months, an up-channel becomes noticeable. The cry becomes: “It’s too late to buy.” All the way up in a bull market, stocks look expensive, since you’re comparing today’s prices with the remembered past. You can still buy safely. “It’s OK to buy.” About two-thirds of the way up comes a volume bulge, the second stage of the rocket. “Buy!” Later, a series of sharp chops develops, with each top and each bottom higher then the previous one. And the cry transforms into: “Buy [whatever], it’s only going to go higher”.

Now, if you’ve only been investing in equities since 2003, you may recognize the patterns described above, and maybe you’re wondering, does it happen like that every time? Amazingly, the answer is yes. Mr. Train and I have seen several cycles, and they are always the same, the only difference is the words between the [square brackets]. So, here’s the teaser question: how come it’s always the same? If investors know that they behave the same way every time, why don’t they modify their behaviour to their benefit? And, more importantly, where are we now?

The easy explanation for why the pattern is repeated is that there are new entrants joining the market all the time. Investor psychologists point to greed as the driver – it blinds decisions. Also, the main focus of the bubble is usually different from previous events. This allows brokers to confidently point out that “it’s different this time”. This fools some participants that have only seen one or maybe two cycles.

As for the second question: where are we? I’ve compiled a tabulation of the cycle described above for your easy navigation. I would say, looking at the current market, we are at 6 (second shock, largely ignored, all is lost!).

The 11 stages of a stock market’s cycle (using HS index as a reference)

You may have noticed that since the January confirmation of the bear market (see January 28th newsletter – Anatomy of a bear market), I have kept the bottom of the range of the Hang Seng Index unchanged at 20,900. As I pointed out in March (when it blew through 20,900 level intraday), this marks the neckline of the Index, tracing back to the highs of May and February last year. As the index quick makes its way through the 21,000 volume gap (see June 30th newsletter – Profit expectations must fall), a test of the neckline seems inevitable. The index must finish below its previous low of 21,085 of March to complete the second bottom of the down cycle. Resistance to this inevitability is futile. When the index hits 20,900, we could well hear the “All is lost” mantra that is typical of cycle lows. However, if the “All is lost” sounds particularly desperate and loud, the index could quickly break the neckline and it could shift down, in a panic, to the 18,300 level.

Here’s a picture of the table, so you can visualize the cycle in its entirety.

The spiral path of HS Index’s complete cycle

I think the only thing to say with reasonable confidence about the spider chart is that the index is not likely to return to the start of the spiral, but will continue to spin in ever larger sweeps around the wheel. The point at which the cycle ends should be somewhere from 20,900 (best case) and 18,300 (worse case), with our likely target of 19,600 reflecting the 10x PER that usually always marks the bottom of the cycle in Hong Kong, and half way between a rock and a hard place.

Last time i had some comments where i was asked "Which is the best product to invest?"

The question itself tells you the story. People have been only looking to buy products rather than finding a solution. I don't even blame customers for this attitude. Recently India has seen a spectacular rise in Financial Markets, Real Estate and Globalization. All this has resulted in high incomes which has further led people buying products which might or might not be appropriate to their risk profile, liquidity requirement, asset allocation, etc.

We have never witnessed such a growth earlier and moreover our Indian Population is highly lacking the Financial Education. We are basically followers and most of us are not able to decide "FOR WHAT ARE WE INVESTING?"

I am sure that there is no Perfect Product for investment. Its a combination of Products which form a solution. We also need to classify whether we are traders (in real estate or Stocks) or we are investors. Speculation can give you small spikes of Income but not a concrete solution.

Also with the recent boom our expectation have also reached sky-high. People think that they can double their money in Property or in some stock for which they think have the complete information. Next time i will let you know the Historical returns for some asset classes, which would certainly raise some eyebrows.

I would not be able to give specific advice on this common platform. Anybody wanting specific advice can contact me directly on my email:- anilbudhraja@yahoo.com
